1. Initial Consultation
We begin with a conversation about your vision, preferred location, home size, design style, timeline, and overall budget.
If you already own a lot or have a floor plan in mind, we’ll review it with you. If you’re starting from scratch, we’ll help you understand your options and determine the best place to begin.
2. Finding the Right Lot
The property you choose can have a major impact on the cost and design of your home.
We can help you evaluate available lots and identify important considerations such as:
- Zoning and building requirements
- Utilities, well, and septic needs
- Flood zones and elevation requirements
- Lot clearing and site preparation
- Setbacks, easements, and access
- The suitability of the lot for your preferred home

3. Financing Your Build
Many clients use a construction loan to finance both the land and the construction of their home. We can connect you with lenders who understand new construction and help you prepare for the process.
The lender will typically review your income, credit, building plans, construction contract, project budget, and the expected value of the completed home.
Depending on your situation, you may use:
- A construction-to-permanent loan
- A separate land and construction loan
- Equity from land you already own

4. Designing and Pricing Your Home
Once we understand your property, priorities, and budget, we’ll work with you to select or develop a home plan.
During this stage, we establish the major details of the project, including:

- Estimated construction cost

5. Contract and Pre-Construction

5. Cabinets, flooring, tile, and interior finishes

How Construction Draws Work
If you are using a construction loan, the lender does not usually provide all the construction funds at once. Instead, funds are released in stages called draws.
As portions of the home are completed, the lender verifies the progress and releases the appropriate funds toward construction. Summit Home Builders coordinates the required documentation with you and your lender to help keep the process moving.
You don’t need to manage payments to every subcontractor or supplier—we handle the day-to-day construction process.
7. Selections and Personalization
You’ll select the finishes that make the home yours, such as:
- Exterior colors and materials
- Cabinets and countertops
- Flooring and tile
- Plumbing and lighting fixtures
- Paint colors
- Doors, hardware, and other details
We’ll guide you through the selection schedule so decisions are made when they are needed and construction stays on track.
8. Final Walkthrough and Completion
As construction nears completion, we’ll perform quality checks and complete the required final inspections.
We’ll then walk through the home with you, explain its major systems, and identify any final items that need attention. Once those items are completed and the home receives its Certificate of Occupancy, your lender can finalize the loan and you’ll receive the keys.
